Frequently Asked Questions
What does Pierce Property Support do?
How are you different from a property management company?
We provide scheduled property oversight, photo-documented condition reports, and local vendor coordination for self-managed properties. Our service helps owners stay informed and handle maintenance logistics without needing to be on-site.
Property managers handle leasing, rent collection, tenant communication, and legal compliance. We do not. Our service is designed for owners who do not need full management but want a trusted local point of contact to monitor the property and coordinate vendors.
What services do you not provide?
We do not collect rent, place tenants, screen tenants, manage leases, conduct tenant move-in or move-out inspections, serve legal notices, or make repair decisions without owner approval. All repair work is performed by licensed third-party vendors.
Are you licensed and insured?
We operate as a property support and coordination service and maintain general and professional liability insurance. All repair and trade work is completed by properly licensed and insured vendors.
Why would I choose this instead of a property management company?
If your home is vacant, owner-occupied part of the year, or you self-manage your tenant, full property management is often more service than you need. We provide a simpler, lower-cost option focused on oversight and coordination while you remain in control.
How do I get started?
Simply call, email, or submit a service request through our website. We will confirm your property details, provide an authorization form, and schedule your first visit.
